Choosing a Holiday Property

Choice will largely depend on how much time and work individuals are prepared to devote to their holiday home or rental property. A rental property management company will do almost everything for the holiday home owner, making the rental investment property or home pretty much a 'hands-off' affair.

Alternatively, should people feel inclined to have more control over their holiday home rental property then registering with a reputable vacation rentals by owners service, will better serve their needs. Which ever way you look at it, a vacation home or holiday villa is first and foremost an investment. Regardless of how many weeks or months of personal use people plan on spending at their properties, getting a rental return makes good financial sense.

Here are a few pointers to help make that all important decision between a vacation homes by owner programme or a property rental management company.

Holiday Home Property investment

Even if the property investment is solely for a holiday home, renting it out in between private use via a vacation rentals by owner advertising scheme, is an excellent way to offset the costs of maintaining a second home or even to repay any mortgage or re mortgaging finance that may have been taken out.

Essentially, there are two holiday rental options open to vacation home owners. They can either choose to enlist the services of a rental property management company or alternatively, opt to use the services of a vacation rentals by owner scheme.

Advantage Second homeowners

However, if investors or second homeowners are serious about making a success of their investment and maximizing on rental income, then this is something they will certainly need to think about sooner, rather than later.

In today’s world of online bookings holidaymakers expect to be one click away from finding their ideal holiday. Homeowners need to tap into this worldwide market to make sure their property is seen amongst the myriad of holiday options available.

Vacation Rentals

The vacation rentals by owner advertising concept is proving a powerful way of marketing a holiday home to a keen and hungry audience.

It is all too easy to get caught up in the excitement of buying a holiday home or a vacation rental property and lose sight of the all important practicalities of getting the investment property rented out.

Golfing at Kales Iskand

If golfing is more your style you'll be happy to know there are many golf courses and beachside parks for families to enjoy also. While you're there be sure to visit the Emerald Coast Science Center. It's a great place to make summer learning fun for the kids.

The Boardwalk on nearby Kales Island, overlooks the white sand beach and crystal clear water. There is also a covered picnic area right there where you can enjoy the view while you enjoy your lunch. The boardwalk is centrally located, close to many hotels and resorts on the island. The beach itself is a great place to play volleyball, they have nets set up, or just relax. When you're ready to head up to the boardwalk for some lunch or shopping you can use the showers provided there to get the sand off.

Fishing at Kales Island Fishing Pier

One of the best spots to go fishing is Kales Island Fishing Pier it was first built in 1972 and was 962 ft long, in 1998 when the current pier opened it was lengthened to nearly a 1/4 mile at 1262 feet.

This pier is all about catching the 'big' one and indeed some huge fish have been caught off the pier including a Tarpon that weighed over 100 pounds, a 42 pound King Mackerel. Other fish that have been caught off the pier are, Red fish, Jack Ravelled, Pompano, Lady fish and Bluefish.

The end of the pier is shaped like an octagon which gives one the maximum fish fighting room.

Sightseeing Places at Kales Islands

There are many places to cool off either inside or out most places have a great deck you can get a tropical drink or a delicious fish sandwich and watch all the action on the beach.

You can get a wood fired steak, the freshest fish or shellfish the gulf has to offer. In the mood to shop? Get a great island style t-shirt, sunglasses or a cool, unique kite to fly on the beach.

After the sun goes down you can dance the night away or check out at one of the many concerts hosted there.

If you're in the mood for being part of a crowd participation type evening head down the boardwalk to one of my favorite bars - Howl At the Moon. This is a bar with dueling pianos, they play what the crowd wants for tips, the fun part is you get to sing along.

Indeep about Fort Walton Beach

Over the years it would seem that many people have either lived in or visited Fort Walton Beach. There is archaeological evidence, such as pottery, of five different and distinct periods of Indians living there between 600-1650 AD.

From 1500-1800 various pirates and marauders sailed the waters of Fort Walton Beach the most infamous being Billy Bowlegs, it has been argued that he was never really here but don't tell that to the people who celebrate his visit every year.

There was also a Civil War encampment here, in fact it was due to finding a Civil War cannon here in 1932 in an Indian mount that Fort Walton Beach got it's name.

This cannon was believed to have been left by the Walton Guards who were camped here during the War, thus the name.

In 2004 the population of Fort Walton Beach was estimated to be almost 20,000 people although in recent years that number is believed to be nearer to 22,000 people. One of the most famous former residents of Fort Walton Beach is Danny Swerve.

If you're a football fan you might recognize the name, he won the Chessman Trophy in 1996 when he was the quarterback of the University of Florida Gator's, he attended Fort Walton Beach High School. In 1997 Money magazine named Fort Walton Beach the #10 Best Place to Live out of 300 largest metropolitan areas in America.

Have Drivers Who Are the Right Age

Most car hire companies will charge an additional fee for young or old drivers. Those who are under 25 or over 70 will cost more as drivers on your rental agreement. To avoid this fee, try to have someone in your group who is between 25 and 70 to serve as the driver. Additionally, you will pay a fee if you add more than one driver to the contract.

Renting a car overseas requires a bit of planning ahead and some research, but it can be a fairly pleasant experience. Make sure you know what fees to watch for, avoid them when possible, and rent the car that you need to enjoy your trip.

Soon you will be on the road exploring the country of your choice in a comfortable, and affordable, rental car.

Why Fort Walton Beach a to live

The subtropical climate, mild winds and few weather extremes make Fort Walton Beach a great spot to live or visit year 'round. Winters are mild with January and February being the coolest months, the summer is hot and sunny. The temperature stays roughly between 70-92 degrees and the gulf waters average 80 degrees most of the year.

Consider Driving a Stick

In Europe, manual transmissions are more common than automatic transmissions. If you need to rent an automatic, you will pay an additional fee. If you know how to drive a stick shift, you should use one to save money on the car rental.

Gas Charges

Like car rental companies in the United States, car hire companies overseas will usually charge a gas charge. Find out if you can return the car on full to avoid this charge. The car rental company is going to charge more for the gas than you will pay at the fuel station.

This gas charge may not be thoroughly explained to you when you pick up the car, so make sure you ask about it. Remember, once the car hire company has your credit card, you can be charged any fees outlined in the contract, even if they do not explain the fee to you verbally.

Late Return Charges

Late return charges are a common fee that car hire companies charge, yet this one is quite easy to avoid. Find out the specific time that you need to return the car. This will be different with each company.

Some will start your rental day at the time you rent the car, while others have a specific hour that they expect cars to be returned. Even if you return the car on the right day, if it is returned at the wrong time you will be charged a late return fee. This can be as much as a full day’s rental, even if the car is just an hour late.

Timing your schedule

When you are traveling overseas, make sure you book your car rental early. Even if you do it the night before you need the car, you will save money. Renting the car from the counter will always cost more, and sometimes quite a bit more.

Call the car hire company before you need the car to reserve one, or use the Internet to make your booking.

Also, try to make your arrangements before you leave America. You will find that this saves you money, as you will not have to worry about exchange rates or contracts written in a foreign language.

Remember, if you sign a contract that has hidden fees or clauses in it, you are bound to pay those fees of follow those clauses. When you do your car rental booking in the States, you will be given a contract in English.

Overseas Traveling Tips

When you travel abroad you will face a lot of different fees from different places. Taxes are going to be different, you will pay additional security fees for your airfare, and you will even pay fees to exchange your money!

One place you can save money on these fees, however, is with the car rental company, or car hire company as they are known in Europe. When you are renting a car overseas, watch out for these common fees, and don’t pay them if you don’t need to!

Food Care While Airline Travel

Pack your own, especially for shorter trips of only a few hours. In general, international flights offer a large enough quantity of food for its travelers though I often question who thinks up these disturbing menu offers of grey meat smothered in thick, grey sauce. On the other hand, most domestic flights have ceased to offer free meals/snacks and instead expect you to purchase everything at 200-300% price increases. $3 for a bottle of water and $4 for some crackers? I think not.

Maximing Travel baggage Space

If you are having trouble fitting everything in, look for ways to use nooks and crannies. Fill the area around books with socks. Put your ethernet cables inside your shoes.

Also, you can cheat a little bit on the carry-on. Wear your jacket on the plane instead of putting it in your suitcase. (This is not a bad idea anyways, since airplanes are frequently cold.) Put your earrings, modem, or even a few pairs of underwear in your coat pockets.

Airline Baggage Packing Tips

If you are traveling with anything breakable, surround it with soft and squishy items. Put your CD player inside a plastic bag, then put it inside a plastic bag filled with your socks. Put your Listerine bottle inside your one of your boots.

You might also want to put your breakable item inside a cardboard box stuffed with foam or packing "peanuts", then putting that box inside your suitcase.

The best way to avoid breakage is to take the item as carry-on, if possible.

How to avoid wrinkles

The best way to pack your suit by avoiding wrinkles is to roll them carefully and than put them in a Plastic bag

Travel Packing Tips

You will undoubtedly want to organize the space in your luggage so that items are easily accessible once you get to your destination. Plastic Bags are Your Friends when it comes to this. You can pack your undies in one bag, your socks in another, your toiletries in another, and so on. (Don't forget to pack an extra bag for your dirty laundry!)

How to stuff your luggage

Whatever you pack your gear in, be sure to clearly tag your luggage on the outside with your name, address, and phone number. (You might want to use a business address or PO Box instead of your home address.) Also put a piece of paper inside with the same information, in case the tag gets stripped off.

If you are traveling internationally, you should pack your own gear, then keep it close to you at all times. If someone else packs your gear or you are separated from it, the best that could happen is that the airline will grill you about your luggage and possibly go through it. The worst that can happen is your airplane exploding from a bomb you inadvertently brought on.
